Here Are Some Simple Staging Tips When Selling Your Home

Home for Sale - Getting Ready for Showings

Planning Ahead


Walk through each room and criticize the home form a buyer's perspective

Hold a Yard Sale for items stored and unused

Clean Declutter and Depersonalize

Thoroughly clean the entire home

Scrub tiles in the kitchen and bathrooms

Clean hardwood floors (with polish cleaner)

Steam clean carperts and drapes (remove smoke smells if applicable)

Remove dust bunnies

Repair cracks and holes in walls - and pay attention to wood trim

Paint interior walls with neutral colors when needed

Wash and clean light switch areas for stains - and door ways - paint if needed

Remove excess and oversized furniture

Rearrange furniture to maximize space

Orgnize room closets and store out of season cloths out of sight

Hide all pet items from immediate view

Remove family photos, personal collections and medications

Organize garage areas - add bright lights in dark areas

Check all light switches for operations - and repair

Replace all broken blubs and add brighter lights when possible

Secure all hand rails

Secure valuable items

Maximize Curb Appeal

Paint exterior home if needed - including tirm and main door ways

Check front door bells, address number and welcome mat

Powerwash the siding and windows

Inspect gutters and drains - make sure they are secure (remove any rusted areas)

Repair cracks in the driveway and sidewalks

When possible - trim shrubs and trees and rake any leaves

Clean up pet droppings

Pay Attention to Kitchens and Bathrooms

Mop and wax/pollish floors

Clean the countertops

Clean applicances and fixtures

Clean and organize the pantry, cabinets and drawers

Replace old caulking around sinks and bathtubs

Remove stains from sinks, toilets and bathtubs

Hang fresh towels

Appeal to the senses

Install higher wattage incandescent light bulbs to brighten rooms

Turn on ALL lights

Open windows to let in fresh air

Open curtains or blinds to let in natural light and show off views

Refrain from smoking in the home

Show off your home's best features

Remove rugs to show off hardwood floors

Stage the front porch or deck with organized furniture and potted plants

Make sure fireplaces are in working condition

Clean the backyard and pool areas
