Harbors at Haverstraw April Real Estate Update

Good afternoon everybody! How are you today? I just wanted to keep all my readers updated as to all the real estate activity that has transpired over the past month down here at The Harbors at Haverstraw on the glorious Hudson River. But first a really interesting side note that I bet you never knew... Since 2005 there have been over 30 babies born here at the Harbors at Haverstraw! And now that its Spring you can really see just how many young families there are here at the development. So, if you are a young couple this is the perfect place to raise your family, no cars on the roads so your kids can play on bikes, there are mommy and me play groups and everyday the development is becoming more family oriented. Ok, back to business. There has been only 1 closing since March 1, 2011 and that was 3113 Leeward Dr., a 1 bedroom 1.5 bath 914 sq. ft. unit in the Bayside on the 1st floor. It closed for $230,000 on 4/22/11 taxes are $4,662 common charges are $280 it was on the market for 248 days. There are 4 homes Under Contract and three of those are short sales so they will undoubtedly take a long time to close. As I say to my buyers, "Short sale, long closing". 28 Lagoon - 2 bed/2.5 bath riverfront townhome Cranwell model 2313 sq. ft. the listing price was $399,000 when it went under contract, I will etl you know how much it sells for. The taxes were $20,719 but those will be grieved and possibly lead to lower taxes in the rest of the development. Common charges $330. This is NOT a short sale should close soon. 16 Leeward - 3 bed/3.2 bath/2407 sq. ft./Gabriel model listing price $399,000 when it went under contract this is a short sale so it will take a while to close, I'll let you know how much for. 1118 Round Pointe - 2 bed/2 bath with balcony no views listing price $319,000 this is another short sale, I'll let you know when it sells and how much for. 10 Leeward Drive - 3 bed/3.2 bath Cranwell inland townhome no views 2642 sq. ft. taxes $15,181 common charges $398 another short sale...listing price $298,000! Ok, here are the 16 Active listings, you will notice the prices of these units are way out of whack compare to the units that sold and that are Under Contract.
