COMING SOON REAL ESTATE SIGNS In Nyack And Beyond

I have been inspired today to write, from time-to-time, a column concerning real estate issues in our community. Nyack, Piermont, Valley Cottage, Congers, Grandview, Upper Nyack and New City and more .... This morning I am going to focus on those pesky "COMING SOON" signs which are popping up all over the place. There are even a few on some properties which will be represented by Wright Bros. Real Estate. While initially I thought this would be a great way to pre-market homes for our clients, it really has turned out to be a bust....Why? because the properties are, in most cases NOT REALLY LISTED YET however a listing is FORTHCOMING (hopefully) yet the owner of the property has given permission to the brokerage to place a "COMING SOON" sign on the lawn. I think many brokers are hoping that anxious and interested buyers will call and inquire and then there will be this LIST of buyers who can get into the property just as it hits the market.... It is really a marketing ploy....but here is the problem IT IS CONFUSING TO THE PUBLIC, and if not explained properly is confusing to the homeowner. Under NO CIRCUMSTANCES is a prospective buyer allowed into the property WITH A MLS BROKER until the property is actually listed and in the ACTIVE status. When the public calls to find out the price, square footage, taxes, bedrooms etc, the brokerage may not have all of that info either researched (taxes) or determined (price)....In my opinion, the appropriate course of action for a homeowner and their broker is to list the property, and should the property not yet be prepared for actual viewing, then put the property in the MLS status of "Temporarily Off Market" ( TOM) Using this method, the property is actually listed in MLS, with all appropriate paperwork completed, and the homeowners can finish the "sprucing up" etc. All info such as price has been determined, and info can be given to the public. The TOM status the listings do not yet show up on a broker's website, and NO VIEWINGS can occur until the status has been changed to ACTIVE. Here there is no confusion, the public will not get annoyed, and brokers and their agents can exchange proper and complete info with other brokers..... IN the future Wright Bros Real Estate will not be using COMING SOON signs as it confuses the public, and even other brokers! Your comments?
