Real Estate in Nyack and beyond

So how do real estate agents get the business they have?  Well, many real estate agents in Nyack and beyond get their business from personal referral, from internet leads provided by the company, from "walk-in's" and call-in's to the company.  Good, solid agents have worked hard throughout their careers to build a network that values their expertise, and they want to share that with others, so that the network continues to build.

Many agents outside our company, also like to build their business working off the hard work and the groud work set in place by OTHER real estate agents.  They enjoy working "expired listings".  When a listing becomes "expired" many homeowners get barraged with phone calls, letters, and even personal visits from the "vulture" broker who has the magic pill to get the home sold.  They can entice the homeowner to lsit with them now.

Folks, bascially there are two reasons a home does not sell and it almost always boils down to two things.  The first is price. The second is the ease in which brokers can show the home.  A well priced home will sell (although it does take longer in this market) within a reasonable amount of time.   If the homeowner is not cooperative and needs excessive notice to show the home, then many brokers will not fight against the tide - they will move on to other properties, having never shown the "difficult home". If buyers can't get into the home in the first place one can't expect the home to get the exposure it needs....

The bottom line is that if one does not heed the advice of their agent in the first place when it comes to pricing, appointment setting ( a lockbox?), and marketing strategy, then there is no magic pill a vulture broker can offer!
