Lets sell our home..  Quick Steps and Q&A in getting started.

Selling your home is a big decision and like any major undertaking you need to have the right information and education to help guide you.    

How do I sell a home?

                Similar to selling a car, you need to provide a clear title and deed for the home you are selling to its new owner.  The new owner will investigate                 these documents to assure there are no liens on the property or deed restrictions that would impact the buyer.  Buyers and Sellers enter into                         a legal contract of sale that outlines specific performance of both the seller and the buyer needed to complete the transaction (also called a real                 estate closing).   

                Note: Buyers and Sellers are both represented by their respected attorneys.   

Should I start shopping for a new home before I sell my current home?

                Once you have decided you're ready for a new home the first stop is your local Bank, Credit  Union, or Mortgage broker.  These banking                 professionals know how best to determine your  initial mortgage needs and will review your credit profile (as well as household budgets) to help                 you determine what mortgage amount you can reasonably afford.  Once completed the bank will provide you with a pre-approval letter. 

                Note: Congratulations.. you're now a "qualified buyer" having the initial requirements needed to apply for a conventional mortgage.

How do I know what my current home is worth?

                As they say.. time to call a professional. There are many websites you can visit to help you search out the anticipated market price of your home. But                 the best way to really know the marketplace is to talk with a professional Realtor.  Realtors can provide a CMA (Comparable Market Analysis) of your                 current home that will illustrate recent home sales in your area as well  as homes currently listed for sale.  But more importantly Realtors can                 physically visit your home to get the full understanding of your home's character, unique appeal, and condition to fine tune your individual                 competitive advantages in the marketplace.  Thats why working with a Realtor early makes the most sense!    

Ok.. I'm pre-approved, and I know what my current home can be listed for, now can I look around?

                Absolutely,  time to hit the road with your Realtor and visit a sampling of new homes to get the full understanding  of the local marketplace (and                 home style) you wish to live in.  But be careful..  you may fall in love with your next home too quickly :)   So in this regard, it's likely best to list your                 current home for sale with a professional Realtor right away.

                Note : Realtors will list your home for sale on the  MLS - Multiple Listing Service.  The MLS is a  Web based service used by hundreds of local Realtors                             to help search out homes for their clients.
